Dexel Developments is proposing an independent mixed-use addition to the Waterford Suites at 1343 Hollis Street. The new construction will occupy their properties at 1363 Hollis Street, 5140, and 5134 Bishop Street containing three existing buildings demolished under permits 148233, 148234, & 148235. These properties were not registered heritage buildings, did not abut registered heritage buildings and were not within a heritage conservation district.
The proposed development is a long narrow east-west corner site with a substantial 6.24m (20.5’) grade change along Bishop Street. The building will be 7-storeys high on the Hollis Street end with an additional 2-storey loft penthouse unit at the eastern end. It provides a total of 43 one and two bedroom units (4 of which will have direct access to Bishop Street), and a 1000 ft2 retail space at grade.
A ground floor private landscaped courtyard is formed between the proposed building and the neighbouring Waterford Suites. Private balconies are limited to the south courtyard façade and private terraces are provided at the 5th floor. A shared landscaped courtyard and roof terraces on the 2nd and 8th floors add to Waterford’s amenities along with ground floor gym and residents lounge and a car wash bay in the parkade. An enclosed ground floor link connects the two buildings.
